Luxury builders in North Texas are grappling with a sharp drop in demand as the once-reliable wave of Indian tech professionals recedes. With H-1B visa restrictions tightening and AI-driven layoffs mounting, the suburban housing boom that defined communities like Frisco and Celina is facing a significant, painful correction.

The shift is hitting local developers hard. At Tradition Homes, South Asian buyers previously accounted for 70% of sales; that share has plummeted below 30%, leaving the company with over 100 unsold luxury properties. This cooling effect is reflected in regional data, where home prices in Collin County suburbs fell nearly 9% year-over-year in February, a decline more than double the broader Dallas metro average.

For many visa holders, the situation has turned into a scramble for stability. Those hit by layoffs face a strict 60-day window to secure new sponsorship or depart the country. As a result, some homeowners are opting to sell at a loss or absorb monthly deficits by renting out their properties, while others consider relocating to India. A new $100,000 fee for H-1B petitions, implemented in late 2025, has further complicated corporate sponsorship, effectively slowing the influx of high-skilled talent that previously fueled the state’s infrastructure and population growth.
