IFC Backs Muscat’s Sustainable City Yiti in Debut Oman Real Estate Deal

The International Finance Corporation has finalized an Islamic green financing facility for the Plaza District at The Sustainable City – Yiti, marking the World Bank arm’s first real estate investment in Oman. The project focuses on integrating high-density residential and commercial infrastructure with aggressive net-zero carbon targets.

The Plaza District serves as the primary social and commercial core for the broader Yiti development, incorporating 1,225 residential units alongside retail, healthcare, and educational facilities. Developed by the Sustainable Development Investment Company—a joint venture between OMRAN Group and SEE Holding—the site is engineered to support a population exceeding 10,000 residents while generating approximately 2,200 jobs. By concentrating essential services within a walkable footprint, the district aims to reduce the reliance on private transport and minimize the urban carbon footprint.

Environmental performance remains the project's primary technical benchmark, with all Plaza buildings targeting EDGE Advanced certification. Designers anticipate annual resource savings of 6,000 megawatt hours of energy and 80,000 cubic metres of water. These efficiencies are central to the development's wider goal of achieving net-zero emissions by 2040, a timeline that aligns with Oman’s Vision 2040 economic diversification strategy. For the IFC, this investment functions as a scalable model for how private capital can simultaneously address regional housing shortages and climate-resilient urban planning.
